Austin Ranks High on Best Cities List

Austin Ranks High on Best Cities ListIn a new ranking from the Milken Institute of the best cities in the U.S., Austin ranked at the top of list, coming in at number 2. Three Texas cities placed in the top 10 of the report, and seven cities from the Lone Star State made the full list of 200. Austin has moved up two spots from the previous year's ranking. All the cities included were evaluated by ability to create and sustain employment and economic growth.

Austin Ranked 7th for Nation's Top in Economic Recovery

Austin Ranked 7th for Nation's Top in Economic RecoveryAustin has been ranked 7th for economic recovery in a report released by the Brookings Institute. This list includes the top 100 metro areas in the country. The cities were examined on how they have bounced back from their lowest recession point in terms employment, as well as economic production and the price of housing. For employment recovery, Austin was ranked 2nd in the nation rising over 8% in workforce from 2009. The capital city placed 4th in terms of economic production, and ranked 15th for the price of housing. The Austin real estate market is listed as one of the areas strongest economic productions for the past year.

During this half-day seminar, the author (also Co-Founder and Chairman of the Board of Keller Williams Realty) presented a sneak-peek of his lecture on the book for the Keller Williams Family Reunion national real estate convention that is taking place this week in Dallas, TX. Only a select few Austin real estate agents and teams were lucky enough to attend this preview seminar, and we feel blessed to have gotten such an inspirational opportunity. Austin Named on List of Most Surprising MarketsIn a new list published by New York firm Realty Pin, Austin was named as one of the country's most surprising real estate markets for this past year. The capital city was ranked 4th on the list. The report observes that though it may not be one of the largest cities examined, Austin has a strong real estate market. The average length of time for an Austin home to sell is shrinking, while medium home prices are rising. Economist Predict Austin's Economic Boom to Continue Through 2014Local economist Angelos Angelou predicts that Austin's economic boom will continue on through 2014. Last year, Austin welcomed over 65,000 new residents and created over 26,000 new employment opportunities. Over 1,200 new businesses were founded. Angelou expects that these trends will continue over the next few years with over 28,000 new jobs projected for 2013. Much of Austin's growth is being contributed to the Austin real estate, tech and entertainment industries as well as to unique entrepreneurship opportunities.

Downtown Austin New Condos Reach Average of $1 MillionThe price of brand new condos in Downtown Austin reached a new average of $1 million. This is the first time that new Austin condominium sold prices have averaged so high, according to Downtown Austin Blog. Captiol Market Research released these numbers for new construction sales made over the past year. A bulk of the sales came from The W Hotel Residences and The Austonian, as well as the Four Seasons Residences and Spring Condos.

Home Prices are Up in Austin AreaAustin home prices are up 7.3 percent in the past year according to a report from Corelogic. On average, Austin homes have increased around 7 percent each year, and nearly 1 percent month to month, not included sales of distressed homes (those in foreclosure or possibly mortgage delinquency).

Austin Makes List for Best Run Cities in U.S.Austin makes the list of Best Run Cities in America, coming in at No. 9. In 2011, Austin had a stronger economy than almost any other large city in nation, and our unemployment rate was lower than the national average. Austin was also able to avoid the housing crash as the medium home value actually rose over 10 percent during the recession. Only one other Texas city made the list, and that was Plano taking the No. 1 spot. This strong local economy bodes well for the Austin real estate market.

Austin Tops List for Highest Percentage of Job Gains over the Past Five YearsAustin is at the top of U.S. for most job gains in the past five years. During this time Austin has regained all of its private-sector jobs that were lost during the recession. From 2007 to 2012, Austin has gained over 45,000 jobs and experienced a 7.49 percent gain according to the Business Journal. This obviously helps the Austin real estate market to continue to outperform the rest of the nation.

Austin Area Population Reaches Record MilestoneThe Austin metropolitan area reached a new population milestone this year. According to the Austin Business Journal, the area has reached a statistical population of over 1,870,000 last month. When a popluation reaches a number with four or more zeros and the end, it is considered a milestone. We agree with the Austin Business Journal's number analysis as Cain Realty Group has seen an increase in buyers moving to the Austin area from out of town, and the current market is greatly in favor of our sellers, as we've seen several Austin homes go under contract in the last few weeks before hitting the Austin MLS.
