Are you saving up a down payment to buy a home? Here’s something you need to know: Your paycheck can work against your down payment-savings plan if you aren’t careful.
Buying a home requires precision planning, good income, good credit, manageable liabilities and a healthy down payment. Having as much as 3.5% of the purchase price can be a big factor for many families looking to get their piece of the American Dream. In some areas, it can be best to put down 20% of the sales price of the home.
Not all the money you save is created equal, however, and here’s why. When you save money from your paycheck (a good idea for personal financial planning in general), that money is not automatically eligible to be put toward purchasing a house. It’s called income from assets, and income from assets in the world of mortgage lending is frowned upon.
For example, let’s say you receive your paycheck and your net earnings is $5,000. That $5,000 must be in your bank account...
According to Freddie Mac’s latest Primary Mortgage Market Survey, interest rates for a 30-year fixed rate mortgage are currently at 3.47%. Rates have remained at or below 3.5% each of the last 16 weeks, marking a historic low.
The interest rate you secure when buying a home not only greatly impacts your monthly housing costs, but also impacts your purchasing power.
Purchasing power, simply put, is the amount of home you can afford to buy for the budget you have available to spend. As rates increase, the price of the house you can afford will decrease if you plan to stay within a certain monthly housing budget.
The chart below shows what impact rising interest rates would have if you planned to purchase a home within the national median price range, and planned to keep your...

Life is short. And while no one wants to focus on the end, forcing yourself to do so can ultimately makes things a bit easier for your loved ones—not just emotionally, but financially too. One way to deal with the latter concern is to put your home in a living trust.
A living trust is a legal document that places your assets into a trust for your benefit (you’re the trustee) while you’re alive and then transfers those assets, via your “successor trustee,” to beneficiaries after you die or become disabled.
Think of it as a bucket filled with your money, property, and other assets. You’re free to do whatever you want with the contents of the bucket, such as sell stock or property. But after you’re gone, whatever’s left in the bucket goes to your heirs.

Autumn is the best time for home owners to prep up their homes for winter, so we've compiled a practical list of home maintenance to-do's that will help you sail through the winter months without any home blunders:
Prep up the Furnace- the furnace will be in-demand in the cold months, so you have to make sure it's in clean and cost-efficient condition before the season hits. With this maintenance step is the need to check your home's smoke and carbon monoxide detectors for your family's safety.
Clean the Air- Nothing can be worse than staying home in a dusty, allergen-high home that can send you all sneezing and whoozing from dust-induced asthma attacks. Make sure you don't torture your family with dust by doing a general clean-up; vacuum all you can, and wipe everything down to finish.
Roof Check-- it's practically impossible to repair a roof on winter, so make sure to check (or hire a certified inspector to...
